convincing tenant to allow open house

My tenant is moving out end of next month. I asked her to allow me to do open house but she says she'll have to clean the house etc. etc. Basically it has been difficult to convince her to allow me to do an open house for next set of renters. 

What are techniques people have used to entice tenants to allow for an open house.
