With all the resources here on BiggerPockets and a fantastically supportive community you should have no problem learning 90% of everything you want to know about your desired niche in a 6 month period of time if you spend an hour or two (or more) every day teaching yourself. 

Never rely on tenants.Court will not support your claims as issues were not likely caused by tenant.

If we are successful in acquiring the apartments we'll switch to RUBS because the market supports it and competitors use RUBS, but to make our offer we need to know utilities.  

However, there isn't any evidence supporting a market decline anytime soon, especially down in King CO.  

I think especially in the DFW market, it's worth ensuring you fully understand why a property is priced the way it is (and not just because the market supports the price).

I really want to find one that can support me in my use of Turbo Tax and not have to convert to their professional software.
