Yes this is a cash or terms offers business and you need to existing financingYou cannot create subject to existing financing offer, lease option offer or wraparound mortgage offer without the existing financing being knownIt takes practice to interview the seller and most of my students don't get that existing financing information in the beginning it does take practiceIf you get the right neighborhood and the right school district, I would just ask him on the phone how much you want for the house and have you tried to sell with an agentI like expired listings because seller has already tried with an agent and they're more open to terms offersI do try to make sure that anybody who's on the mortgage and anyone that is on the deed is present when I walk through the house

The dining room was a bedroom years ago, so relatively easy conversion. 4th bedroom is critical as we will be renting to college students and 4 bedrooms are the most popular in the area.
