I will begin my direct mail marketing campaign tomorrow, however, in hopes of speeding up the process of getting a property under contract I also had another idea/plan of attack.In my list, it includes the attorney's name, number, address and E-mail. 

The ISD moves so slow and I want to speed this up as much as possible.

Conducting business isn't always black or white, there are many grey areas that might be technical violations and the business owner needs to weight that as a business decision, just like speeding in your car, weigh the risks and rewards, and ask yourself if you'd be the other guy. :)                  

Typically, these rehab lenders have in depth knowledge of rehab loans and are in an excellent position to come up to speed rapidly and give you a funding answer.

I went from a dead stop, to full speed ahead and killing it, to slamming into a wall and losing all momentum in real estate within 3 months. 

@Samantha Lankford- make sure you  are  up to  speed  on rates / financing options  that  are  avaiable ...make sure you  have a  good  lender connection

Some other private lenders will want an appraisal done to satisfy their guidelines because those products might be sold after origination/funding so you use whatever product you need for the given time frame and project you have and speed you need to get the deal closed.Typically its 10-30% based on purchase price up to 70% of ARV or after repair value.

I don't know the details.And, yes, motivated sellers are motivated for any number of reasons, and the sometimes want to trade their equity for speed and/or simplicity.
