If you can commit that when you're interacting with tenants in the field that if they ask you for something you can say "let me make a note of your request and I'll have an answer for you in a day or two" AND no telephone contact with the tenants then continue doing it yourself. 

The sponsors love it right now, because it is allowing them to delay, and therefore giving them a glimmer of hope that something unoforeseen (rising rents, lower interest rates) will rescue their deal.

Something isn’t right.

We are both pretty conservative and as such we thought maybe something small like a mobile home would be a good place to start.We would love to hear people’s thoughts and we are interested in connecting with people and hopefully finding some mentors. 

Mom and dad want to sleep in for an hour on vacation, and that one time where the kids woke us up to try and figure out something that wasn't Roku was enough to teach me that lesson, lol2) If I'm watching more than maybe an hour of TV on vacation, I'm doing it all wrong!

If you want something more turnkey and very low price points, then you are looking at markets like Memphis where there is high crime.
