I was super interested in Airbnb Arbitrage to use the funds to acquire more properties but as you know here on island, it's a nightmare for STR.

Las Vegas is a small island of private land in an ocean of federal land.

Less emphasis is put on those features that impress a retail buyer who is easily wowed by vanity touches: the coffee islands, the gas fireplace insets, the hot tub in a cramped bathroom that looks good but that chops off the leg room for the toilet. 

If you can afford the first two, that would be my recommendation.All of these locations are on barrier islands so they have the river on one side and the ocean on the other. 

I had a verbal agreement through a hard money investor to buy an 8 unit property in Providence Rhode Island from a wholesaler for 360,000. 

For your $550 cash out of pocket, you could buy two 8 bedroom, fully furnished and themed homes with bookings already in place in Windsor Island and still have a ton of money left over to go bigger on the decor if you wanted. 

Since COVID I've had quite a lot of people from the City, Long Island, NJ etc relocate up here.

@Stacey Lauren I also am a cash buyer in Long Island and there is always properties to be found and be in front of motivated homeowners - specially now.

Hey Jonathan, you're limited to the city limits and the islands here for "true" STRs, so big capital need.
