I have done thorough research the past few weeks and I have a very good understanding of the whole process but I have yet to jump in the game.

Also cash buyers run the game.

Parking your money to wait on a deal to show up is like taking your best players out of a game to wait for the other team to get tired before you put your players back in.

Last July, my fiancé, now wife bought a 2 flat that was advertised as a SFH and the zoning certificate says SFH, but it was built as a two flat. 4 entrances, 2 baths, 2 kitchens, 2 furnaces two 1960’s mailbox slots in the brick etc.

In my book, there are four rules to (real estate) success:Overcome inertia to get in the game by take consistent productive actionDon't do things that could take you out of the game with a single bad moveDo things to extend and enhance your gameplay Create a system to get better, in some aspect, every dayYou've already demonstrated that you are all over Rule #1, so it's time to consider #2 and #3!

Mindset is a huge factor in this game.
