But at the same time I truly believe that keeping on top of real estate trends and understanding the business you can protect yourself to where you can indeed sleep well at night.

Ultimately, our flipping business grew so fast that I ended up sleeping 3-4 hours a night trying to juggle two full-time jobs.  

You have to "let sleeping dogs lie" with these - don't go near the place even if it will tip off the owner to redeem; they will redeem if they have the money, and often they do have the money but just ignored or forgot some municipal bill or tax bill.

I come home to a sleeping baby and a tired girlfriend who aside from taking care of my daughter, has a full time job.

Or "if you're not making money while you're sleeping, you're not working hard enough."

Some people use the minimum leverage needed to keep buying properties at the rate they want and sleep better at night knowing that they have equity to cover their butts.

I'm already going off 3-4 hours sleep each day this week trying to get everything finalized on this deal, so Monster Energy drinks have become a dear friend of mine!

After sleeping on it...I think I'm pretty much going to chalk this one up to experience and walk away as the investor on this deal.

My wife and I have 8 children ages 3-20 so lots of activity (even as I am writing this I had one get up to go to the bathroom while he was still sleeping, made it to the bathroom but wasn't able to figure out, while sleeping, what to do so I just cleaned up a little accident :-).

It costs money but at least you'll sleep better at night knowing you didn't miss anything.
