The properties are actually in Maryland, and an order from the court has granted me and now forecloses the right of redemption, and orders that I be vested with an indefeasible fee simple title to the properties, after i pay the arrears.

I would never give up anything up front unless it is for simple moving costs (under $1K post move), if beyond, make an additional agreement that you can attach to retail sale of home.Seller will have to wait for his $ just like you do.$430,000 (ARV)-$310,000 (Balance could be plus or minus several thousand)-$20,000- Holding Costs (insurance, utilities, PITI, etc) about 6 months...

We never did rent it to anyone other than my sister-in-law for a short time.I now live in what will probably our "forever home" and am interested in getting into real estate to start making some passive income and ultimately quit my day job.I have listened to a TON of the bigger pockets podcasts and am primarily interested in renting, however, I also don't mind getting my hands dirty and have dabbled in contracting some jobs out myself so may get into flipping as well.My wife and I are big fans of Dave Ramsey and are within about 5 years of paying off our house.
