Who's using Dotloop transaction management software?

We did about $8k of rehab.We put $52k related to the deal in a qualified intermediary for a 1031.We pulled the $52k out and bought anther investment home with cash for $72,500 last month.The HOA won't let us rent it, so we're looking at selling the home.We essentially entered into a contract to sell the home at $105k but with this deal, we'd have to owner finance it.Terms: Sells price $105kDown: $5kInterest 7%10 year termI'm trying to figure out the tax implications of this transaction.

Options1. We Buy HousesMy Number2. We Buy Houses FastMy NumberOr any other options?I usually use both and cant really tell which is better but if had to guess, Fast?

Will we able to get approved if we can get a co-sign?

Well, I was thinking that it would have to be a Wraparound Mortgage in order to complete the transaction. 

My parents and I realize that we are not going be there/have use for the property so I have contacted real estate agents to sell the property.Before we sign a listing agreement with an agent, I wanted to check in with the forum to see if there are any other creative ideas/thoughts, people might have?

Sure you can post ads online and make signs but it’s active calling that’s most effective.I’d make a marketing piece about your space then start calling.

This property has not been updated much at all so there are no visual signs of flooding and the seller said that it hasn't ever flooded ( his parents owned the property since 1970 but was built in 1965).
