Can any of you recommend books that you have read that were helpful in gaining perspective on the property management industry as a whole as well as "best practices" for setting up systems and processes for offering property management to investors?

This would make the tenants responsible for setting up an account with the local water company and billing would happen through them which is very hands off for the investor.

They could have one unit that's actually set up as a 2-bedroom and is recently remodeled that they get $850 for and another that's a dated 1-bed and only $520.

That was 5 days and 2 reminder emails ago - no response still.  

Hope future lawsuits help set more precedent that prevents even mild predatory selling tactics.

If by chance this happens, it is best to not confront the beast but to keep your distance until the courts can set it free!

I know that @Scott Trench goes into great detail about this with @Mindy Jensen on the BP Money Podcast and in his book Set For Life.

I currently have a duplex in which I pay for water as that is how the previous owner had things set up with the tenants.

We were tempted to do the same in our triplex...at the end of the day we reminded ourselves it’s a rental, not a flip.  

The appraisal came back within $7K from my ARV estimate and I thought I was set.
