I would be more inclined to serve them a 10 day notice to comply (or equivalent in your state), which would cover many bases - let the tenants know that this is their issue, let tenants know that this is serious, and get closer to eviction if it doesn't resolve.  

And 2) Is there possibly some compromise you guys could come to before this goes any further (i.e. before “legal papers” start getting served over a garbage disposal)?

My lawyer served a 30 day notice to terminate a lease and goes to court Friday for that.

My business is very replicable and I have served many property owners and fix and flip buy and hold investors and I do not want to take from  my business!!!

But one strategy I’ve heard mentioned is to serve a 30-day notice to terminate and then, if the tenant doesn’t voluntarily leave, evict them for being a holdover tenant instead of non-payment of rent. 

For example: if you’re serving in the 15th it does not come into effect until the first for a full 30 day notice period.
