My local MSL listing service has multis even above 4 units.

I am planning to buy and hold for 10 years and sell it for my child education and my retirement.Or if I hav the finance increase the value by building a mini commercial complex like McDonald,postal service,petrol station,etc,The location is a issue now.Either I should buy in urban or rural area.If you need any other additional info please let me know.Tonnes of appreciation

If you're not unlicensed, I still view it as unethical and there's the possibility the homeowner could wind up owing the Realtor the commission they agreed upon when initially signing a contract if they sell the property to you.Once their contract has expired, the homeowner is fair game, and then you should actively pursue them if you're interested in putting something together. 

It took me over a year to get my second property, and now I am actively looking for a third just a few months after buying my second.

I'm now looking for a quality loan servicing company out here in the Bay Area, or anywhere for that matter, if they can help facilitate my payment process to the seller.

This was a great experience as I was prepared to negotiate and didn't let any emotions affect my final offer.Hopefully this helps.Also, I have active contracts out on flooded property; 1 in particular is located in good area in Denham.

Only down side is sometimes neighbors feel inclined to call you about every problem but for the most part has been a cheap way to market my services in buying houses. 

I have been actively meeting with investors in my area, but finding a partner takes time, trust, and experience.
