From personal experience many seasoned investors, lenders, who were around for other economic downturns of the past will still be pursuing deals as it comes down to will you make the decision to take the available opportunities with the risks on the table or play it safe and not.

Do you have to wait the full 6 months of seasoning before moving on a refinance?

The two big question for me is if you go over three floors do they require something other than wood frame construction.

Since the tax season is right around the corner, I'm wondering that how can I write off my leasing agent fee?

The current tenants want to go month-to-month and I'd much prefer a 1 year lease so we don't end up trying to rent it in an off-season like December. 

So far, my tenants have not reached out to say they can't pay (knock wood).

I like to buy during the fall season because prices get slashed even more.

Now that that is accomplished, we’d like to know what other seasoned hosts use as standard practice that isn’t too restrictive in nature and doesn’t inhibit  steady bookings... but reduces risk to the property.
