Give that tenant great customer service during that time by being friendly (you would be surprised how many rude managers are in our market who have a God complex) and fix their maintenance issues in a timely manner and follow up after the repair to make sure they are satisfied.

Even if I had to charge myself more, to satisfy any IRS requirements, I am okay with that since I would be paying the interest to myself.  

As he will maintain "arms length" from the project, I believe we have satisfied the first criteria as an eligible investment for a SDIRA.

Just because you happen to be able to satisfy it doesn't make it alive...or a good deal. 

Must we rent out a building on the new land in order to satisfy 1031 exchange rules, or can we just buy the property for ourselves?

The deposit would go to satisfy those obligations.

If you are still not satisfied with your employer you can always quit and go down the road to another place that pays less offers fewer benefits and doesn’t take out the three bucks fee .
