I don't know where/how to start in other areas so open to feedback on this topic too - All that is needed to satisfy this is listen to the podcast episodes, read books, and YouTube.Gotta put in the work, or you should pay a Guru to do the work, or get a Realtor to do the work and buildout a strategy with you and sign a buyer representation agreement for that effort.

Give that tenant great customer service during that time by being friendly (you would be surprised how many rude managers are in our market who have a God complex) and fix their maintenance issues in a timely manner and follow up after the repair to make sure they are satisfied.
