. , I rarely let buyers (borrowers) leave a closing table with more than a few thousand dollars (maybe $10K) of my funds and will only do that if they are buying considerably under market value, are quite experienced, and/or we have done multiple successful transactions in the past.

So I am just going to sell this one and really plan my next couple buys around the thought of buying and holding for 5-10 years and then flip and sell them. this way i will not have to worry about tenants ruining high end finishes.
