I called a broker I know and he sold them all in one day for substantially less than the million plus we would have gotten in 05.My broker keeps saying he feels bad we sold at the bottom of the market crash but I remind him I haven't had to talk to my former partner for 2 years and I still had to pay plenty of capital gains tax since you make your money when you buy, not when you sell.Hang in there your multimillion dollar business in't that far away.

As a part of due diligence on my first investment property under contract in Indianapolis,  inspection report recently came out and it didn't come good as expected and probably typical for 100 year old home.Major issues: Termite issue (live) , foundation issue, electric system not updated (no GFCI outlets anywhere like kitchen bathroom garage outside), brick chimney pulling away and deteriorated brick at bottom .

Bottom line is you can preach 10-12 year holds all you want and your NA investors will nod their heads and swear they're in it for the long term but in five years in they're all going to be wanting their money back.I'm talking to investors from Asia whose investment horizon is fifty years or more and that changes what you're willing to pay significantly.
