Personally I'm still not ready to venture into English Ave or Vine City, but I know investors who are buying vacant homes and just sitting on them and waiting (property tax bills are not even a rounding error for them). 

I just can't stress enough how getting in the industry will lead to bigger and better things.. strategic alliances etc etc.when I was selling lots the last thing my mind was thinking decades later I would have done these things.1. bought and sold timber land and timber deeds making millions.2. developed many housing subdivisions making millions and LOSING Millions in down markets3. building new construction like I do now.4. owning 2 HML companies.. it just gives you so much more rounded experience  opens up so many doors.. your sellers of low end homes are just not going to do much for you in your career once you have done the deal with them.. 

As an example: Q6 Dwellings with this quality rating are of basic quality and lower cost; some may not be suitable for year-round occupancy.

I prefer St George because the economy there is a bit more well rounded whereas Mesquite is mostly a tourist town.

I'm a builder and I'm currently renting my 2 properties to year round renters so I can provide much needed housing to the community.

There are work a round's that don't provide the same degree of anonymity and if necessary to implement down the road will be costly. 

It seems like Sugar has a longer ski season, but there may be more to do year round on Beech (Mountain biking, Land of Oz, etc).

I'm sure depending on your strategy Chicago is a very well rounded market to be profitable.

Install Baseboards, quarter round moulding, and floor to floor transition moulding.

The last big round of foreclosures was in 2008-2012, which fundamentally restructured the entire mortgage market, and there hasn't been a time since then that we'd know for a fact how it would play out if it was "like" 1982 again.
