The roof is a 12-12 pitch roof, this gave me the ability to have 3 bedrooms up stairs, laundry, and a big bathroom with a double bowl sink.On the first floor is the mastr bedroom with it's own bathroom.

It has been under bank ownership and run by the bank since January now and I know that they ar enot doing the most efficient job, I cna only assume it was the same for the previous owner. the property was purchased by the previous owner in '04 for 1,660,000 so I cna only assume he had too much debt and was not operating efficiently.rents are:48 1BD/1ba units @ $37520 2Bd/1Ba units @ $4754 3BD/1BA units @ $575currently 77% occupied.I have yet to tie up the property for further due diligence, but from what I have noticed thus far the roof and windows are quite old.

Sometimes tax records will show the total area of construction taking in the roof overhang which may explain the difference.

It doesn't look like mold, it almost looks like tar or something.Also it looks like there is some water damage on the overhang from the roof (along with missing gutter) and inside the kitchen ceilings.
