If the guy doesn't report to the IRS, that has nothing to do with me.

There was an LOE in there for unrelated reasons where he said in passing that he intended to move in (I think the boilerplate addresses on credit report LOE - "123 Main St is where I live now, until I move into 456 NewProperty Ave"). 

You can get regular double digit (pre-tax) income with no work except your initial due diligence and monthly reporting.  

Even if you pay it off same-day, you have no idea if that day is coincidentally when the creditor updates your balance with the credit reporting agencies for the month.... and then your FICO is down for a month. 

There are lots of Joint Venture programs out there; Dani Beit with Simply do it and John Majalca with www.texascashflow.com; just do your homework in getting investor references (not the people who work for them like lenders or title companies), check them out if they say they are realtors (check license), google their name, phone and emails (make sure they are not scam reports about them.

And because I called her, she reported me to FHA or whoever oversees that!  

Too early to report significant successes, but a few calls have come in and I have one promising lead.

As a landlord you are able to obtain credit reports, nationwide criminal, nationwide eviction, along with a bunch of other reports (sex offender, county level criminal, etc).  

The mortgage shows up on my credit report as $0, but there is still a lien on the property.
