Anyway, I figured that after purchase price, just shy of 20k in rehab, and reasonable holding costs, the profit would come in at 34-38K so I put the property under contract and proceeded to look for a buyer.I was given the name of an experienced rehab and holder and contacted him about the deal.

This is a long, detailed process and if you don't really know what you are doing, than you'll spend hours trying to figure it out and that's just time and money wasted.

I think the best way to figure out prices is just to contact contractors in the area for quotes on different projects - like getting the roof redone or the driveway done.
