Looking to use no money out of pocket to purchase,  redesign and renovate.  

I bought it cheap from a wholesaler I met on BP and will have it thoroughly renovated so that it is basically a brand new 40 year old house.  

As well as that book is written, it isn't capable of carrying a rookie through a 100k gut renovation all by itself.  

Even with $200 per month in maintenance (which I doubt, it has been completely renovated), we're over the $100 per door threshold.  

I'm assuming that it will find comparables for for recently renovated properties.  

But it needs a lot of work - foundation issues, new roof, new siding, maybe mold and cosmetically it looks like the last time it was renovated was the 60s. 

I renovated the kitchen and main bathroom completely and the house is now on the market.

Ever since I have been listening and learning about all the amazing ways to begin a Real Estate Investing future I have began to notice things I would have never seen had I not began my path towards Real Estate investing, just driving the same route back from my work everyday I began to notice houses with for sale signs in the lawns, houses that have been renovated and houses next door that haven't, almost like the law of attraction if you will lol! 

I hope to find an equity partner and have my first renovated/flipped property done by the end of the year. 

Apparently, in LA, with a rent controlled apartment, which it is, they will have to pay us to move out so they can renovate?
