I would probably send to a fresh list each time (until your initial budget is depleted and you close a deal) before remailing to the same customer.

@Marian Smith the custom of who pays for what closing costs is different in every state.  

Depending on the size of the facility, you might also want to look into a kiosk for new customers and other on-site customer assistance matters such as lock outs and payments.

A cap rate can be a great reference point, but is really only relevant to you as it relates to your clients goals for the property, target lease rate and if you are going to sell it as an investment.

For my clients, I customize each pre-qual for the offer so they aren't showing their hand to every party in an offer.What kinds of questions and/or loan program depends on what you are doing...i.e. renovation, fix and flip, etc What are you planning to do?

This would also be relevant to their ability to post rent on your accounting software Or, have them mail it in and then you handle it or your back office .

. - The framework of the site is provided by InvestorCarrot (http://oncarrot.com)...We've spent significant time customizing it though.FYI, to properly tag people in a post, type the '@' symbol, then start typing their name and when the tooltip with a list of possible BP members shows up, click the name of the person you want to tag.

I would be more concerned with the PP of the property, how is it relevent to other STR's and LTR's.
