First you schedule a walk thru of apartment so you know if you want to renew them or not,, crappy house keeping,, what ever is almost good enough reason for me not to renew.Download a lease renewal form,, give within proper notice period,Raise rent if it warrants a raise, you need to market check your area..

My question - do you think its worthwhile to get someone who is licensed (and pay the extra $1000 - piece of mind) or try some of these other guys off of facebook, craigslist, etc (WITH the assumption that their references and insurance checks out).

We, as RE professionals can limit exposure for ourselves and our clients by implementing prudent due diligence on tenants; by ensuring our tenants are properly licensed, operating within the law and keeping their operations to code the changes of the DEA / DOJ seizing assets is (in my opinion) next to zero.
