Should something adverse occur during ownership, only the LLC will be held liable, while your personal assets should be protected (provided you operated the LLC properly).

The exception could be if there is basically no insulation in the attic and the condensation is forming on the attic side of the ceiling and coming down through the drywall.You mentioned that the AC was not working properly. 

Not saying it doesn’t require work, just meaning you can make money while you sleep if you run it well, market it properly, have consistent occupancy and a good management team!

An appraiser could care less as long as they look/function well.

There seems to be way too many wholesalers who lack proper knowledge and are presenting bad deals; therefore, there are tons of investors turned off by wholesalers.
