Just remember some of these TK companies want to sell,sell,sell to make that money before they go from BOOM to BUST.Many TK companies have tried to scale and get big but I have only seen a few with staying power for years like Chris Clothier at Memphis Invest.Also remember and think about new bigger pockets accounts with posters coming on this board giving positive reviews yet have no picture of themselves on the profile.

The truth is you will get a better return by reinvesting your equity to maximize the rate of growth.Read a few books on real estate investing to learn the power of leverage.

In addition to a construction permit, you may also need approvals for power line or utility encroachments or easements on or near your property.

People need to park boats and extra cars etc. that would be a more pleasant tenant imo if living there

after doing the math i personally valued these units no more than 105k purchase at the high end but getting in was going to be hard. my boat is under contract an i should walk away with 40k. so i wanted to get in touch and make a verbal offer of 105k to each unit and hope one bites. i was mentioning around Christmas time that my boat was selling and what i was planning to do. a few days later my grandfather called me and asked if i wanted to buy the unit for 100k. i said yes that sounds good. after looking at the unit i called to get a loan from my bank.    5% down, 95k loan. 

Agents are really struggling right now, and jumping into that boat doesn't sound fun.

I'm in the same boat as @Lane Kawaoka , we participate in some deals an LP and some as a GP/sponsor depending on the deal and the co-sponsor/operator.
