Just remember that the auction only conveys title not possession so you need to price in eviction or paying the occupant to move out.

If the property is in Michigan it's a 7-day Notice "Demand for Possession - Nonpayment of Rent" I believe.

Your biggest concern is getting possession back and getting the relatives to take or waive rights to the belongings so you don't have to store it.

If its not included in the judgement, I'd be hesitant to deduct them.btw: If the eviction was simply a 30 day notice to terminate the lease because you wanted a new tenant and not for failure to pay, then you likely only have a judgement of possession.
