Half way through the loan, the principal paydown gets faster, so they are trying to point out that every month you own a higher portion of the property than you would with a brand new mortgage.CommentaryIn my opinion, that is a lot of brain damage and not great returns for $75K out of pocket and only $10K of equity capture at the start.

If you are seeking other solutions to solve capital gains, consider it may make sense to participate in a direct syndication or fund that has a high degree of asset depreciation, which will allow you to offset all, or a portion of your capital gains and stop kicking that can down the road.

I wouldn't expect all the higher end schools to do this, because they want to keep some prestige, but if a large portion of the top schools do, then a lot of the lower end schools could really suffer.One thing that I don't think enough people realize is that prices are determined by the marginal buyer.
