I don’t think a self-wash unit would be much upkeep; the ones around me are all just concrete with metal siding.

The only apartment that was quiet was a friend who was in an apartment building in Manhattan, it had poured concrete. 

There is always the possibility an accident will happen , some vandalism , a bit of concrete down the sewer pipe , a few broken windows .  

It's as follows; 4600 sq ft, 2/1 concrete slab, vinyl siding (needs replacing), new roof last year, all units renovated 2 years ago, section 8, asking $139,900, units rent for $500 each ($2000 gross).

I am currently rehabbing a 3 bed / 2 bath property which has a 2-car, detached garage, however unfortunately, it is an old wood structure which is in virtually unsalvageable condition so I have decided just to have it demolished.I am fine to leave it as a just a concrete slab after the demolition, but I think I should at least analyze if it is compelling to add/build a garage.  

What's the average cost per square foot for new build 2 story, single family on concrete slab with open space layouts, 3bd/2.5ba, attached 2 car enclosed and central air?

Also this city requires both hard surface roads (we chose concrete) and Frost free footings. 

(minor cracks or is the concrete separating?)
