What is the cost to build, and what is the value of the small lot with a completed build worth (Z)Value= X+YValue =X+ZIf X covers your cost after the rehab and you pick up Y for nothing and can build and sell for a gain that is a win. 

You should work with a very good accountant that knows real estate but I also suggest you pick up some of the IRS booklets.

Is there some reason you need to sell them all together vs just listing them all and letting the market pick them off one at a time?

although you might pick up some bizz out at Running Y  which would be your competition.

Peter,You can pick up a decent (1) bedroom condo in Canton for around $900-$1150 a month. 

@Kristi Troy Pick a specific market that you like & think could perform well.

Also in Calgary if you stick a second city of Calgary garbage bin they usually pick it up no questions asked (I know a few landlords that have done this).

Get in touch with a few of them and pick whoever you like the most.
