@Jessie Dillon sometimes your financing will have requirement for this but I would absolutely recommend following every financial planner/advisors advice here - have 3-6 months of reserves saved up at all times.

you can try, but they are under no obligation to participate.If their lease is month-to-month or expiring soon, then you could require them to apply just like any new renter.

Lower down payment requirements but you have to live in the property for a year, no big deal if you plan on house hacking for FHA.

Even if you aren't required I would try to do that. 

Assuming the person you have in mind has the capital and credit necessary to purchase the property and meet the lenders requirements, that would get a deal done.

The agent said that subscription requires a phone call in addition to cancellation on the website to "indicate the reason for the cancellation".

Most deals require a down payment and some sort of debt / leverage. 

@Elton Tate Agents are required by their board to change the status within 1-3 days, but many push that as it's not really watched.We don't recommend offering asking price. 

It's a long term game, but it does require being active (especially in the beginning).
