@Christopher Mozgawa - I would agree with others on here that the first step is to talk to an attorney and a cpa.Having said that, I would also council the following based on my own recent experiences (I am neither an attorney nor a cpa so do not take this as official)...Ask both if they invest themselves.

Un-officially the power companies want everybody to have 200 amp service, so that might be coming, though not required now.The gas company will check their records and see when service was last activated.
