It could give you a better idea if the seller was telling you the truth on how much rent has been paid. 

It gave me the idea to pinpoint a stressed neighborhood, do some driving for dollars and take the time and effort to do a personalized mailing while just putting up the bandit signs at strategic locations after the mailing.

I have court date set up with the District Attorneys Office and once the investigators know what he has done from the onset he lied to me it will not go well for him.

Just a couple of ideas, but if you are thinking along these lines with respect to your particular property, you can probably squeeze a few extra bucks out a  month.
