How I would determine it: if the unit tends to be difficult to rent; if it attracts the kind of renters I try to avoid; if I could easily replace it at a lower price and make a significant profit from selling it; if I had too many units or was tired of dealing with that particular unit (high maintenance, for example).

Yes what you get for 200 to 300 is cheap but you get what you pay for.If these are medium to lower income tenants and not an affluent type area then handmade cabinets and a granite top I do not see it adding value.Medium to lower income tenants tend to "live hard" in a property.

., painting over brick is not really maintenance friendly, as moisture (winter) will tend to push the paint away from the brick, even with a good paint, not to mention if your painter only knows how to spread it and doesn't know which primer to choose.

How would you feel if the aluminum wiring loosened up(as it has an unfortunate tendency to do, which is why insurers shy away from it,) and it burned your house down- not only potentially harming your residents, their pets, and their belongings, but possibly spreading beyond that, as fires in California tend to do?
