Personally, I started doing deals in the billboard industry and ended up with a specific passion for self storage so I am continuing to seek out opportunities in north Florida and South Georgia.  

If so is it on the North or South?

I know alot of people are buying homes up north and have great cash flow returns but we want to be in A or B class neighborhoods.  

The payment at 6.75%-7% is a little north of $1,000, and I've lately gotten better rate quotes than that.

I am an active investor in DFW, run a meetup in North Dallas https://www.biggerpockets.com/..., and manage the BiggerPockets Community as my full time job.

We need to remodel several Class B rental units in the suburbs north of Chicago, and are trying to determine whether to go these routes, or with stock cabinets from HD, Lowes, Menards, etc.  

Those could be other criteria to look at.You also mentioned house hacking as well - there is an agent/investor on here @Shawn Mcenteer that is pretty knowledgeable about that in the North Jersey area.Good luck!

I've been to Miami beach for vacation and I love the area but the $$ is fairly high compared to what you can buy as you move up north.
