However, like others have mentioned, you will be in major trouble if the seller goes through a divorce, files for bankruptcy, or notices that you haven't recorded the deed and try to sell the property again. 

Then after they don't pay the lawsuit, you have to pay more money to try to enforce the judgement.

Are you trying to get into investing through that or are you looking forward to helping renters and buyers as you start?

The goal is to try and do 2-3 of these projects/year.
