Bandit signs (crackdown), direct mailers, cold call, warm call, direct email, social media... the gurus promising how to get everyone that wants or needs fast to your sight and I have 1 conclusion...

Problem is everybody is aware market is hot if not through the news or social media then through their tax assessed value which keeps rising.

I'm actually a web developer, and a couple of years back I built a social media platform very similar to Nextdoor (Online Forums, groups, etc), except it was for an outdoor group.

On a similar note, turning vacant apartments/houses is such an integral part of the MGMT business that I spent the first 4 years in business working with my main contractor to get it to the point where he can do 100% of the work for our make-readies nearly every time.

If I could suggest one thing, replace your Facebook/Pinterest/twitter/instagram/other social media time with bigger pockets forum time.

Maybe ask the agent to do a social media campaign along side the price drop? 

Houses that are mortgaged for 30 years are a long-term commitment if you do it with integrity.

These tenants are so nice and so integral, they are grandparents raising grandkids, they have nowhere else to go but because of business they will be hurt by being forced out of the home they love and cherish because people got greedy and jacked up prices all over the USA in a disgusting housing market that our general labor force can no longer afford.
