Are these still the main players and if so, who would you recommend?

Mainly, I'm looking at areas where I spend a decent amount of time due to visiting family.At the moment, I'm looking at West Missouri (closer to Kansas City), Atlanta, and North Alabama.

Mainly lake co.. but did some work there and up towards Covelo on the back side of Sanhedrin mountian.. nice area though for sure and growth out of the bay area is pushing that way.. 

I buy mainly for cash and my closing costs are never less than $1,300.

We were mainly trained in residential but we can do both.

For regulatory purposes, the lender has to pay the $30/month or so for the loan servicing company, which worked out to around .25%, hence the odd number. 

That being said, they do serve their purpose especially with higher $$$ amounts or # of properties > 20, but much of the time I find that for different reasons, @Andrew Kerr is correct, it is worth the "headache" of doing 10 individual loans.  

Even then electronic access to properties is becoming more main stream where realtors don't need to be present to show a property.

It appears it could be win win for both involved.I try not to because even as the strapping physically presentable whole gentleman I can tidy myself up to I have many mental and physical challenges that people incorrectly ignorantly judge me by so I tend to look past surface issues but discrimination has an important purpose and is how we stay alive.
