For those who have tried Airbnb long term rentals (typical more than a month), how do you factor in the utility bills?

I am a dedicated real estate agent who works with investors seeking short-term rental properties.

The policies that are so obviously destructive in many blue states (rent control, NIMBYsm for zoning, high taxes, regulations, fees) are huge obstacles that present real risks in the short-term and with very newsworthy headline outliers.But, these same policies are also a landlord's best friend in the long-term. 

All good markets to get started in as long as you have a good team in place.

Short-term goals might include acquiring your first property, learning the basics of property management, or networking with other investors.

I'm an investor myself here in Columbus OH and own a successful rental portfolio.

Most of the wholesalers and agents I've spoken to seem to think that's just the market we're in but I'm sure other people are successful with finding a gem or two .

If you have $15K in student loan debt and are paying it off little by little (your words)-what are the interest rates, how long will it take you to pay it off, does it affect your ability to borrow for a mortgages (or save the down payment)? 

Because it shouldn’t require Wi-Fi to let people into the house, so as long as the lock is letting people in, it’s mostly OK to deal withBottom line: in the freezing cold weather, is it simply that you can’t remotely connect for a time period?

I can’t stay in or work or furnish services on my long term rentals that are in my SDIRA.
