The downside is the time investment needed, constant attention to guests (Usually a greeting, and a checkout message is needed, but sometimes small issues occue such as being locked out, supplies running out, light bulbs etc).

But now if you have already signed new leases with these tenants, you are likely locked into them until they end.

It’s locked in for 5 years so I might refinance after 5 years of it isn’t paid down a ton.

If the lower unit is separate from the basement you could have a lock for the basement  that the upper tenant can be given as needed access to breakers.

OR, you can lock him in his bedroom for the rest of his life.

Many of my tenants are younger folk who like the flexibility of renting - not being locked into owning a home.

For some reason I was thinking like you guys give a list of things for the tenants to do like lock doors and drop keys off at the office, etc...  

I would more than likely keep this locked and unavailable to the tenants.

Someone got locked out, called me, and then realized they left the slider unlocked.
