Looking to do low down payment that will affect cashflow because my family and I will live in the house for the first couple of years and want to live in a more desirable location/home.Thoughts?

How hard would it be to replace the location and rent they are currently paying with another comparable unit?

If you are worth say 300k and taking a big chance with a good amount of money down then stay away from the low income areas and pricing. 6 to 7 years ago my friends were buying properties for 55k cash in Roswell in A location and putting 10k in to make rent ready for 900 a month rent.

With regards to Section 8, I would just caution you to really look at the values they will pay in whatever zip code your property would be located in. 

Locate a Motivated Seller that will consider Seller Financing.
