There are many options online that can help you calculate your ROI, but the formula is relatively simple:Total Cost to Invest (purchase price + rehab + any holding costs + commissions and closing costs on both sides of the transaction)Net Profit (sales price - total cost)Formula: Net profit / Total Cost = ROI %Also, not sure if you would like access to a spread sheet/calculator that can do this for you, but I have created my own.

We closed on a 128 unit deal last year, price of 9.6 million, and the owner held $450,000 as part of the down payment.We've also done deals with 80% bank and 20% seller carry back.The cycle has shifted to where seller financing is being used more often.Good LuckGino

You’re investor makes close to 10% cash on cash if you keep all your money in the deal…however if you do this process right you will have equity upside after closing on the property snd then can decide if you want to refinance ect based on your business plan.
