Now if these homes need rehab or are ghetto dogs.. then I can see that its simply phantom equity like you get in the mid west.. you ARV means absolutely nothing unless the properties or comps are OFF of MLS to arms length buyers.. that's my point.

It also makes sense from a financing perspective - my credit score is 760+ right now, but the average length of credit history will come down really fast if I get a few SFR mortgages.Being an engineer, my instinct was to go straight for the data.

I am on a Chrome browser btw.If I zoom out to only 75% (Ctrl +/-) on the Chrome zoom, the horizontal length of the post is much better for reading, however now with the zoom out the text is too small to read comfortably.
