She has paid me late every month and I have to send her a 3 day notice every month and she pays on the last day of the notice every time.

I recently had one property get near $50k in improvements and it cost me $2,500. if that ain't ROI I don't know what is. 

I have no need for the rent collection or tenant screening as this is a function my property manager does for me.
