Each month part of the rent payment goes to your equity by reducing the principal.The last one that people overlook is that a cash out refinance gives you tax free access to the equity.

You figure out the ARV by getting comps(properties recently sold in close proximity to the property you are considering, with similar features - Bedrooms/batrooms/square feet/etc. and sold within the last 30-180 days).

PPC is getting quite competitive and expensive so I don't know how long it will last. 

I'm a part time Realtor and a  novice investor (my live in 3 family I bought as a foreclosure 203K last year).

For perspective, this home was valued at $40,000 when I bought it last month and I feel I can resell for $100,000 right now easily.

I read an article from GNAIR a month back that inventory is at a 10yr low and prices are up 10% over last year.
