That doesn't mean you will be paying it.The property does still look like it is worth further investigation.  

If this is your first STR I would recommend using their service.The last STR property we bought was in VA and for that one I decided to investigate how I could report the taxes myself instead of using Avalara.

I would investigate and analyze the deal. 

Based on the price to rent ratio, you might be dealing with one of those rough risky areas and extra investigation beforehand would be smart.

There is currently nothing like this in the area and it seems like something worth investigating further.On my part their would be relatively little risk in setting this up because I would be able to pick this up for a very reasonable price.

David also plans on inserting some language regarding we're providing a service in trying help him, federal, investigations, & the such to discourage him from asking for any more than the $3000. @ Steve, it was his 2nd home in his name that his wife & children lived in.

One detail I would investigate would be the HOA.

So, Checkr (Cozy's integrated data provider) is at the mercy of the slowest part of the "system".I'm not sure if this is the case for your specific situation, but more often than not, any sort of delay is the result of a deeper investigation at the county level. 

MHP regulations are more strict than multiple SFR in counties I've investigated (4 now in NC.)

Regardless, there is a difference and one should investigate what they are truly getting for the services hired.For me, it's all about communication.
