Signed contract with contingency that renters will vacate in 90 days.Updates along the way were renters found another place and have been moving stuff out.90 days is May 30 and just received word that the renters will not move out now.I assume our options are to back out or bend to the will of the renters.Renters are paying half the market rent (that will not even pay the mortgage let alone expenses) and I have a very limited time to rehab the house before putting in new renters.Any advice?

They left a bunch of stuff that we tossed and it took 2 weeks each time to get it back into good shape.

Sure, it is nice to keep everything in perfect order, but you'll lose out as a landlord fixing this stuff.   

I think the due diligence fee falls squarely in the category of "stuff buyers do in a HOT market when they desperately want a deal and simply don't know any better!"

Portland is a nice city and all, but stuff like this really makes me want to just never give them any of my tax money.I'm talking to a lawyer next week, but does anyone else have experience with this? 

Do those things in real estate, and outsource/ignore the other stuff.  

Buyer does not need to provide a reason, just submit the extension and hope the other buyer gets their stuff together within those 8 days.
