The property is newly renovated pretty much all around.New floors, kitchens, bathrooms, paint and trim, 2 carrier ac units, new furnace, 2 water heaters, split electric and gas.Natural gas, pub water and sewer.I will be wrapping closing costs into the mortgage.Ideally, this will be my first home so I will be using this for initially a house Hack, but planning on adding 1 master sweet with walk in closet and bathroom over the empty space above the garage.I was just toying with the numbers to see when we move out if this will make money monthly.

first you have to decide what you want to do in the note business.. what most of the responses are talking about is buying bad debt.. and 2nds at that which this is the most risky and the most work..if your looking for work and risk and job then that kind of note investing is for you.If your looking for Passive income with no work and Limited risk then you simply need to align with a great HML who takes on private clients or those that understand where performing notes are generated.. we have done over 1700 performing notes for clients that last 5 years and really don't advertise at all. simply because once you get conservative investors in your program it just feeds itself.. deal flow is the key right now.. most have a hard time finding quality. finding defaulted seconds is easy.. and the most risky.

As you can see, once I run the numbers on this, I get an "Inf%" in ROI during the refinance phase, no clue why.My initial reaction was that this would fit the BRRRR model, but now I'm not so sure.

That said, you probably don't have a mold issue but obviously an AC unit is going to generate condensation and mildew.

Answered my own question/generated a follow-up question:They're located under tools > fileplace > contracts (https://www.biggerpockets.com/files/contracts/cate...)However, I can't find any way to search within the documents, they seem to be in chronological order, and I can't find a way to reorder to alphabetical, topical, etc. so it seems you have to just scroll through all fifteen pages of random documents looking for what you want: does anyone know of a better way to navigate the state-specific lease agreements?

Some of the PROS include:- Speed of the payment (Zelle is nearly instantaneous)- Most are free (both Cozy and Zelle are free)- Not having to pickup checks or deal with excuses about checks getting lost in the mail - Not having to go to the bank/ATM to deposit checks or money orders- Not having to worry about bounced (NSF) checks- Payments can be automated so tenants and/or landlords don’t have to do anything after initially setting it up (the payment will just automatically transfer on the chosen day of the month each month)On the other hand, some of the CONS include:- Speed of the payment (This was also listed as a pro, but I wanted to point out that with some of the services - like Cozy - it can take a while for the landlord to receive the payment.
