This first property is going to be a house hack so I figured I would learn some adult activities and cut the grass myself.

You'll have to learn a new market, build a new support team and pay someone to manage all of that because it is so far away.

Are you saying that an entity cannot be added to the insurance (along with original owner) but an individual can? 

I was interested in this area too and would love to know what you learned.

Lastly, in regards to advice something to mention is that I am open to sacrifice a lot in my young years as the goal is to learn as much as possible while i'm still young.

I’d love to compare to what I’m finding and would be a helpful learning experience for me.I do want point out that not every investor wants to BRRRR and would like a turn key property which supports Fix and Flipping.
