Figure out a few strategies for finding properties and focus on those. 

I never really knew what to write on the letter until trying different strategies.

The key to any buy and hold strategy is great property management!

Yes, that strategy will work but is very slow.  

I plan on reaching out to him, but wanted to ask if there was a better strategy than others to use when reaching out.

I assume that 99% of the time there are senior lien holders like 1st or 2nd mortgages ahead of the HOA, but I also wonder if any investors use this as a strategy....buying a cheap lien to then take out the seniors if there is equity in the property?

Try and think of other friends or family that are interested ininvesting strategies and ask them if they'd be willing to help you with down payments on these houses or duplexes.
